selling homes How consumers buy homes has changed a lot over the past few years. More and more new homebuyers start their search on the Internet, to check out the various possibilities. When they stop by your sales center, call you or send you an e-mail, chances are they know a lot more about your company than you might realize. There are 3 ways in which we can follow-up with customers; phone, mail and e-mail. Of the three, the best one-to-one communication vehicle is by phone. However, that does not always work. Due to the fast-paced life of society, most consumers are turning to email as the favored way of communication. If this is indeed so, we need to understand the in’s and out’s of e-mail marketing.

Ten Tips for E-mail Marketing

1. EMAIL MARKETINGBuild your list of e-mail addresses. Always have a space on your guest registration card, for consumers to give you their e-mail address. Many would much rather give you an e-mail address, instead of their phone number. Always ask for both.

2. Never give out too much information, unless your customer is willing to share information with you. It is really hard to give out information, when you don’t know what the customer wants.

3. Keep your e-mails brief. Get to the point. The purpose of an email is to open a dialogue with the prospective customer and take them to the next step, which is a phone call or visit.

4. Follow up one-on-one or use a lead management program that gives that appearance. Do not do group e-mails or blind copy. They are too impersonal.

5. Don’t send attachments, unless you have spoken to or discussed this with the customer and they are expecting an attachment. Most e-mail users trash e-mails with attachments, unless they know who the sender is.

send it6. The time frame for e-mail follow-up should be much faster than other types of follow-up. Always respond to e-mails within 24 hours. Same day is best. Once you have opened communications, you need to do a follow-up within 4 days. Unless you have more details or know the customers situation, an additional follow-up should occur within 8 days of the second follow-up and, again 12 days after the third follow-up. Keep this schedule in your mind (1/4/8/12). Remember, the main reason for a follow-up is to schedule a meeting, a model visit or a phone call.
