Hiring Contractor For Manufactured Home Is Different

You live in a manufactured home there are distinct differences between your home and a site built home built to the Florida Code. Your home was built to HUD Code. Thus when you are hiring a contractor to work on your home you want a contractor that knows manufactured homes. One that recognizes that many “parts” are different than site built. You want a contractor that knows where to buy or order the specialized parts for your home.

 

When possible, choose a contractor through personal recommendations. Get referrals from friends and neighbors. If you are selecting through ads make sure you are picking ones with manufactured home experience.

 

If your need is for a minor job you may be able to go directly to one contractor, if the work is substantial select three and obtain formal bids from each of them. Make sure that each of them bid on the same plans and specifications.

 

Before you obtain the bids I suggest you interview each while asking them to give you a bid. Here are some questions you might want to use for your interview:

·         Do you work full time or part time as a contractor?

·         Have long have you been working as a contractor?

·         Is you contractors’ license in good standing?

·         How many projects like this have you completed?

·         I would like to have the names of your last five clients.

·         What kind of insurance do you carry? The contractor should have personal and property liability coverage, workers compensation, all of which are required by law. Ask for copies of the policies for you files and verify that policies are up to date and enforce.

·         Who will do the actual work?

·         Provide me with a detailed written estimate of the project. Make sure that the contractor breaks out the materials and labor. This gives you the opportunity to check prices on material for yourself. Tell the contractor he is not the only bidder. Keep in mind that the lowest bid is not always the best.

·         What are you working hours? What time will you begin in the morning and end?

·         How long will it take for you to complete my project? Ask how they will handle delays. Make them give you telephone, cell phone, pager numbers and address of their business (not a PO Box number).
