ICSDs are created to attract apartment residents into a new modern lifestyle and family oriented communities. This concept provides a viable alternative to high density living, continually throwing away rent and provides homeowners with an opportunity to build equity in their homes. The ICSD is a community of single family, detached homes, which provide a better lifestyle for homeowners than apartment living. It uses at its core, uniquely affordable, new concept factory built housing, and takes advantage of the recently reformed Title I home financing program with its low down payment, and relatively low interest rates, to assist with the purchase of the home. It also offers “lifetime guaranteed” long term leases and provides homeowners and residents with family oriented amenities and lifestyle support systems in single family detached living. Residents are homeowners not “tenants.” They have a Leasehold Interest in their homesite. There are no “lots,” they are called “home sites.” And there are no monthly “lot rents,” only regular homesite lease payments.

The higher density development uses factory built homes taking advantage of low cost single section home construction. It also has lower transportation costs, a more aesthetic overall community appearance. The InterlokTM uniquely affordable home has a more functional use, better floor plans, and improved protection from high winds and strong earth movements.

Low Interest Long Term Home Financing 2

Home sales are supported with the recently reformed FHA Title I home financing reforms, which provide for up to $69,000 per home on leased home sites, with minimum down payments, and favorable qualification for low and moderate income home buyers. Typically rates as low as 7.5% for 20 year terms. Underwriting terms not known yet, but are expected to be favorable to homes sited in higher quality ICSD land lease communities.

Medium Density Community Development

Its designs provide a typical density of 7.0 or more home sites per acre as compared to more typical 5.5 per acre for older style community designs. This reduces land and construction costs per homesite by 27% or more. The ICSD communities are designed specifically to take advantage of the unique smaller footprint created for new concept factory built home units. To improve safety for the communities children, many of the home sites are located off busy internal streets, and designs eliminate as many of the long straight streets which are prone to high speed internal traffic.
